The City of Torrance Community Services Department invites the public to enjoy the annual Halloween Carnival on Friday, October 31, 2015 from 4:00 to 8:00 p.m. at Wilson Park, 2200 Crenshaw Blvd. The Carnival is a safe, family friendly alternative to trick-or-treating and will feature games, crafts, a photo area, spooky music by DJ Ozzie and costume parade taking place at 6:30 p.m. Unlimited use wristbands are $9.00 per child and are required to participate in a variety of carnival activities that participants can win candy and prizes playing. Food trucks will be on site and available at an additional charge. The event will take place, rain or shine. Pets are not allowed at this event.

Shade Hotel in Manhattan Beach will transform into a creepy carnival scene again October 31, for one of Los Angeles’ best Halloween bashes. The boutique hotel will be decorated with Halloween carnival-inspired decorations, and will feature an array of entertainment, including circus performers, a DJ, magician and more.

The party is open to the public and begins at 7 p.m. on October 31.  And, while there is no charge to attend, guests will have an opportunity to purchase raffle tickets for $10 each for a chance to win a special Sunday night stay at Shade, with 100% of raffle ticket sales benefitting 29-year-old Jon Melim-Honore, a friend of the Shade family, who is battling leukemia.

Guests will be able to sip on specially-crafted spooky cocktails, as well as tasty bites from zinc@shade’s menu, including Buffalo Chicken Lollipops, Kobe Beef Mini Truffle Sliders, and Chef Chris Garasic’s signature mini grilled cheese sandwiches.

Celebrate Halloween night along the waterfront with a good old fashioned costume party Friday night at BALEENkitchen. Ghosts and goblins will mix with princesses and super heroes as Riviera Village hosts the annual Halloween Trick or Treat on Saturday, October 31. Catalina Ave. will be closed to traffic from Ave. I to Palos Verdes Blvd., and the shops will hand out candy and treats from 4 to 6 pm.

This event has become a Redondo Beach tradition, attracting thousands of children each year to enjoy Halloween in a safe and fun atmosphere. Make an evening of it, and stop for dinner in one of the new restaurants in the Village. The Village restaurants are packed after all the Trick or Treating, so make your reservations early. It’s a great way to celebrate Halloween and enjoy all that Riviera Village has to offer!

A Guide in Preparing Your Finances for the Mortgage Pre-approval Process


Being pre-approved for a mortgage isn’t just a way to get a step ahead, in many cases it’s apre approval necessity to buying a home. Many sellers don’t want to go through the negotiation process of selling their home only to have the buyer drop out when they can’t get approval for the mortgage they were relying on.

The Difference between Pre-Qualification and Pre-Approval
Pre-qualification is a faster process than pre-approval and is usually a best estimate based on how the borrower answers certain questions about their financial history and status.

Pre-approval is way more valuable to a borrower than pre-qualification because it is a commitment from a lender for a decided amount after they have completed an in-depth verification process based on the submitted documentation.

Preparing for the Pre-Approval Process
The majority of lenders will require the same documentation in order to pre-approve anybody for a mortgage, but there is more information they will need in certain cases.

Anybody applying for a pre-approval will need to have ready at least two years’ worth of financial information, including W-2s, Form 1099s and federal tax returns as well as current banking and financial records.

Here is where the pre-approval process gets more in-depth, not only will the lender need to see how much money the applicant has in their bank, but they will need proof as to where the money came from. The lender will need to know the difference between income, gifts or investment withdrawals to help them make their decision.

Having this information ready in advance will speed up the process significantly.

Prepare Proof of Assets and Allow a Credit Check
Applicants will be required to prove ownership of all assets and will need a letter to prove that any cash gifts given to them to assist with the payment are not loans that need to be paid back. This is important information that will help a lender make a decision, so having the letter ready will save a lot of time.

The lender will also need to check the applicant’s credit to compare it to the applicant’s income. Many people refuse the credit check because they are afraid it will impact their credit score, but the impact is very low and the lender needs this information. It is also a good way to learn about any errors in the credit report early, before they can pose a problem down the line.

Halloween 2015 in the South Bay


The pomp and circumstance of Halloween takes over the psyche of the South Bay on halloweenHalloween weekend as horror movies, scantily clad maidens, house parties, and creative costume impulses become standard activities. Halloween is an awesome reason to party and this year South Bay folk will have at least one weekend plus Halloween night to relish in traditional rituals like bobbing for apples, bad decisions, bar-hopping, and costume critiques. This year October 31st falls on a Saturday, so that means most party people will leave work a little early in preparation for a long Halloween weekend. Whether you want to join your family and trick-or-treat around the neighborhoods (see the City of MB’s Safety Tips), or join the mayhem taking place at local bars and parties, there will be lots to choose from this year. As Halloween gets closer, the South Bay has some pretty fun traditions that you just don’t find in other communities.

The Riviera Village in Redondo Beach runs all types of seasonal holiday events and this year the Village will be a mecca for families looking to score some solid trick or treating space. What started in 1990 by a group of friends has become an epic, single-elimination battle of self-styled pumpkins equipped only with two axles and two wheels. Creative carvings and pumpkin costumes are left to artistic interpretation.

Give Each Room a Single Purpose                 

If your home is like most, there may be several rooms that have multiple uses. For example, you may have a work desk placed in the master bedroom, or a section of the living room may be designated as a kids’ play area. While this may be functional for how your family lives, it can confuse buyers. Buyers need to be able to walk into a room and imagine their own family living in the area. They may not have a need or use for a desk in the master bedroom, and this can confuse the use of the space. In addition, it also can make a room look smaller and more cramped than it is.

De-Clutter Your Rooms

In addition to defining a single use for each room in your home, you should also de-clutter your rooms. Depending how long you have lived in your home and how significant your periodic spring cleaning sessions have been, this can be a major undertaking. As a good rule of thumb, items that have not been used in more than six months may need to be donated or tossed away. The exception to this rule is seasonal items, like winter coats, pool toys or holiday décor. Keep in mind that buyers will open cabinets, drawers and closets, so your cleaning session should be thorough and not superficial.

Pack Away Personal Belongings

A final step to take is to pack away personal belongings. Everything from religious symbols like crosses to a family photo over the mantel should be packed in boxes. Your goal is to make your home look like any family could live there rather than to make it look like your home. Only decorative items that have a broad or universal appeal should remain.
